Regulation 4 of the control of asbestos regulations 2006 insists that those responsible for any non-domestic property have a duty to manage asbestos. This means it is now a legal duty to fulfil a number of obligations. These include: ascertaining whether there are asbestos containing materials (A.C.M.s) on the premises; determining the type and condition of A.C.M.s; assessing the risk of disturbance/exposure of any A.C.M.s or presumed A.C.M.s; preparing and implementing a written plan on how to manage the risks; and monitoring, reviewing and updating this plan periodically. Using our independent, impartial services, ASA can help you legally comply with these regulations. ASA can undertake two main types of asbestos surveys; Management and Refurbishment/Demolition. The management survey involves checking all reasonably accessible areas for asbestos containing materials. Representative samples are then taken to a UKAS laboratory for analysis. A full report is provided giving positive identification as to the content of the materials tested. If asbestos is detected, we'll offer recommendations on how to manage the material. The refurbishment/demolition survey is an extension of the management survey, and includes a fully intrusive check of all areas, including sealed voids and cavities. It is only usually undertaken prior to a major refurbishment or demolition. We'll provide all the detailed reports (including photographs, drawings and building plans) you need and make impartial recommendations on the course of action you should take. We should all know by now that asbestos exposure can cause potentially fatal illness. An estimated 3000 people die every year from Asbestosis, pleural plaques, lung cancer or mesothelioma - and this figure keeps rising. There are three main types of asbestos; Crocidolite, also known as blue asbestos; Amosite, also known as brown asbestos; and Chrysotile, also known as white asbestos. Though widely used as insulation in post-war construction projects up to the 1970s, it has been illegal to use asbestos in any product since 1992. However, it is estimated that there are still over 1 million tonnes of asbestos still lurking in buildings all over the UK.
